The site was acquired in June of 2022 with construction beginning in March of 2023 and completed in June of 2025. The project is currently owned and operated in partnership with Bridge Investment Group and Wynkoop Financial in a long term hold vehicle.

175 Single Family Rental Homes
The Preserve at Poinciana is a 175- home build-for-rent development transaction structured as a forward sale prior to land closing. The land was sourced off-market from a generational farming family and given the attractive basis allowed for a forward purchase structure. Ultimately an institutional investor on behalf of a large state pension offered a forward purchase for the property at over a 20% return significantly decreasing the risk while locking in an opportunistic return. Given the backstop of the forward purchase, in lieu of a traditional LP partner, Arrowmark provided fixed low-cost preferred equity for the opportunity. Construction started in summer of 2023 and the final home was completed approximately one year later.

Sourced directly through a relationship with Ownership, the 1,180-unit apartment community was purchased at a 50% discount to replacement cost and a 6.4% T3/T12 yield. Through the team’s proprietary knowledge of the asset, over $1.5mm in operating expense savings were realized within the first year. Finally, having experience in over ~2,500 renovations in Northern Virginia, the Westlight team knew that a modern unit renovation and amenity upgrade presented an opportunity to achieve over 20% returns for a simple cosmetic renovation.

Juniper Point is a 47-unit townhome community in Naples, Florida. Westlight executed a forward purchase from Toll Brothers at a 25%+ discount to comparable new construction townhomes in Naples. The forward purchase contract carried no construction risk, with only lease-up required to produce opportunistic returns. The property is currently completed, delivered, and fully leased. Westlight is now focused on operational efficiency, setting the stage to sell the asset during an opportune market window.
