The Gainesville Portfolio consists of 1,432 apartment units across six multifamily communities located in Gainesville, Florida. Westlight Capital acquired the portfolio from the family of original developer at a 6.75% Going in yield and a 50% discount to replacement cost. Under related party management, the assets were operating well below market operating margins providing for significant upside from both operational improvement and simple cosmetic renovations. In addition to the attractive acquisition price and simple value add business plan, Westlight believes there will be further accretion to returns from selling the 6 communities individually rather than as a portfolio. Westlight closed on the acquisition in January of 2026 is currently operating all 6 assets ahead of their underwritten business plan.
